• Signs of damage, neglect, or misuse.
• Evidence of unauthorised alterations or decorations.
   

Living areas and bedrooms

• Walls, ceilings, skirting boards, and flooring condition. 
• Doors, handles, locks, and hinges. 
• Windows, glazing, and ventilation. 
• Evidence of damp, mould, or condensation.
   

Kitchen

• Condition of units, worktops, and splashbacks. 
• Appliances (where landlord-provided) – visual condition only. 
• Signs of leaks under sinks or appliances. 
• Cleanliness and general care.
   

Bathrooms / WCs

• Sanitary ware condition (toilet, basin, bath, shower). 
• Sealant and grout condition. 
• Signs of leaks, water damage, or mould. 
• Ventilation effectiveness.
   

• Condition of landlord-owned furniture. 
• Light fittings and switches (visual check). 
• Smoke alarms and carbon monoxide alarms (presence and visible condition only, unless testing agreed).
   

• Obvious plumbing leaks or issues. 
• Signs of electrical damage (loose sockets, exposed wiring). 
• Heating system condition (visual inspection, not servicing). 
• Boiler location and visible condition (no technical testing).

• Confirmation the property is occupied in line with the tenancy.

• Written inspection report provided to the landlord. 
• Date-stamped photographs and/or video evidence.
