  • Heating system condition (visual inspection, not servicing). 
  • Boiler location and visible condition (no technical testing).

  • Gardens, patios, driveways, and paths. 
  • Condition of fences, gates, and sheds. 
  • Rubbish disposal and general tidiness. 
  • Any external damage or maintenance concerns.
     

6. Occupancy and Compliance

  • Confirmation the property is occupied in line with the tenancy. 
  • Signs of unauthorised occupants, pets, or sub-letting. 
  • Tenant compliance with key tenancy obligations.
     

7. Reporting and Evidence

  • Written inspection report provided to the landlord. 
  • Date-stamped photographs and/or video evidence. 
  • Clear notes highlighting: 
    • Issues requiring maintenance. 
    • Health or safety concerns.
